Pest Control for Property Managers and Multi-Family Buildings
In a multi-unit building, a pest problem is never in just one unit. Mice follow plumbing and heating chases from floor to floor, cockroaches move along shared walls, and bed bugs travel with tenants and furniture. Robbins Pest Services works with property managers, landlords, condo associations and housing providers across Greater Portland to treat the building as a whole and to keep a record you can rely on.
What we see in Greater Portland rentals
- Mice in older triple-deckers and converted houses, entering through stone foundations and traveling through wall voids
- Bed bugs, most often identified after a tenant report or at turnover
- German cockroaches in kitchens and bathrooms, spreading between stacked units
- Carpenter ants where moisture has reached sills, porches or window frames
- Wasps and hornets on exteriors and in soffits in late summer
How a building program works
- A first inspection of common areas, basements, utility rooms, the exterior and a sample of units
- Exclusion work at the foundation and utility penetrations, where most rodent problems begin
- Scheduled service of common areas with unit visits as needed
- Fast response to tenant reports, with adjacent units inspected, not just the one that called
- Turnover inspections between tenants
- Clear preparation instructions you can hand to tenants before a treatment
Records by building and by unit
Each property gets its own logbook. Reports note the unit, the finding, the treatment and any follow-up, which gives you a dated history for every address. Maine law places specific duties on landlords when bed bugs are reported, and a dated inspection and treatment record is the simplest way to show those duties were met.
One contact for your whole portfolio
Whether you manage one building or many, you deal with the same local company and the same reporting format for each property. We serve Portland, South Portland, Westbrook, Scarborough, Gorham, Windham and the surrounding towns.
Licensed and documented
Robbins Pest Services holds a Maine Commercial Master Applicator license (CMA-6319). Every commercial customer receives a logbook that is kept on site and updated at each visit, so the record is ready whenever an inspector, auditor or owner asks for it. Assessments are free, and you receive a firm quote before any work starts.
Frequently asked questions
A tenant reported bed bugs. What happens next?
We inspect the reported unit and the units around it, confirm whether bed bugs are present, and give you a written finding and treatment plan. Acting quickly matters, both for the tenants and for your obligations as a landlord.
Do you treat single units or whole buildings?
Both. A single report is handled as a single visit, but we always check neighboring units and common areas, because that is where the problem usually continues.
Can you work directly with tenants on preparation?
Yes. We provide written preparation instructions for you to distribute, and we note in the report when a unit was not prepared so that it can be rescheduled.
Do you inspect units at turnover?
Yes. A turnover inspection between tenants is the cheapest point at which to find and fix a problem.
How is a multi-family program priced?
By the number of buildings and units, the condition of the properties and the service frequency. The assessment is free and you get a firm quote before any work starts.
